Relocating for work usually means finding somewhere to live before you know the city. A suburb that looks convenient on a map can turn out to be a long trip at 8am, yet the lease you sign in your first week can run for 12 months. This guide covers the market, the application rules, how a furnished stay buys you time, and what leaving a lease early can cost.

What Melbourne's Rental Market Means for Newcomers

Domain's September 2026 quarter rental report puts Melbourne's median asking rent at $600 a week for both houses and units. Neither rose over the quarter, and the vacancy rate was 1.4 per cent. The REIV's August 2026 snapshot also shows a $600 median for houses, but a vacancy rate of 2.5 per cent. The gap partly reflects method: Domain reports advertised asking rents, while the REIV draws on data from its members and view.com.au leases.

Flat rents suggest there is little reason to sign the first lease out of fear that prices are about to jump. Low vacancy, on the other hand, means choice is still limited. Inspect in person and have your paperwork ready, rather than waiting for a bargain or accepting whatever is offered first.

What a Victorian Rental Application Can and Cannot Ask

Tenants Victoria says a rental provider cannot ask whether you have been involved in legal action or a dispute with a previous landlord or agent, about your bond history, or for card or bank statements showing your daily transactions. Rent must be advertised as a fixed amount, and agents cannot hold rental auctions or invite bids.

Where rent is $900 a week or less, the bond is usually one month's rent and cannot be more than that. The most you can be asked to pay in advance is one month's rent, or two weeks' if you pay weekly, according to Tenants Victoria's guide to starting a tenancy. Higher-rent properties are treated differently, so check the current rules with Consumer Affairs Victoria before you apply.

These rules matter if you are applying from interstate or overseas without a local rental history, when offering extra rent can look like a shortcut. If you are searching from Europe, you will probably be handling applications and calls with agents on your phone before you land. You could stay connected in Europe with Holafly, whose eSIM is data-only, so your usual SIM stays in for calls and texts. Arrange your Australian mobile plan separately for after you arrive.

Using a Furnished Apartment as Your Base

A fully furnished serviced apartment does not replace a lease, but it gives you time to choose a home properly. Corporate Keys explains why apartments suit relocating employees, so here is how to use that time:

  • Inspect in person. Book inspections around your work schedule instead of fitting them all into one weekend.
  • Test the commute at real hours. Run the trip on a weekday morning and evening rather than relying on a map estimate.
  • Spend time in your shortlisted suburbs. Find the nearest supermarket and tram stop or station, and see what the street sounds like at night.

The booking terms deserve as much attention as the apartment. Ask about the minimum stay, whether you can extend if your lease start slips, the cancellation conditions, and what happens if you leave early. Get the answers in writing before you pay.

Compare total cost as well as the weekly rate. Check what is included, such as utilities, internet, parking and cleaning fees, and weigh it against what a lease would add, including furniture and moving costs. Because lease start dates can move, book a little longer than you expect to need, provided the terms let you shorten the stay.

Ending a Lease: At the End of the Term or Early

Leaving at the end of a fixed term is different from leaving during it. To end a lease on its end date, give at least 28 days' written notice before that date. If you give no notice, Youth Law Australia says the fixed-term lease converts automatically to a periodic, month-to-month one, which you then end with 28 days' written notice.

Leaving before the term ends can cost money. Some situations allow a renter to apply to VCAT to end an agreement, including severe hardship from unforeseen circumstances and family violence, and each has its own process. Otherwise, Tenants Victoria says a rental provider can claim rent until a new renter moves in or the term ends, whichever comes first, plus a re-letting fee and reasonable advertising costs. The last two are pro rata for the time left, and only apply to an initial fixed term, not a renewal. With three of 12 months remaining, for example, the provider can claim a quarter of those costs. If the parties cannot agree, VCAT decides. Your agreement and circumstances matter, so get advice if your plans are uncertain.

The Order That Works

Book a flexible furnished stay with a buffer, inspect properties in person, test the commute from your shortlisted suburbs at real hours, and sign a long-term lease only when you are sure of the suburb. If your plans are still uncertain, ask whether a shorter first term is available. This article is general information, not legal advice, so confirm current rules with Consumer Affairs Victoria before you apply or sign.
